On the one hand, there are a lot of people in our country who can\’t find an affordable flat in private ownership, on the other hand, they are bought up especially by foreigners who have more purchasing power than us. Developers are building like crazy, but the apartments are not suitable for families with children. They are mostly studio flats or small flats that are suitable at most for young couples as starter housing. However, the greatest demand is not for an apartment of barely 20 m2, but for apartments with at least three rooms and a kitchenette. The reason is clear – to rent out as many apartments as possible and generate the highest possible profit.

People have to take what is there and if they have no choice, they will go for a two-room apartment because they have little choice. The developers then think that there is no interest in larger apartments because the small ones are more affordable. And so our society is spinning in a vicious circle. When you find a newly built and modern apartment that matches exactly what you want, you need to have it properly inspected by an expert in the building industry. This is the only way to find out if the apartment meets all the technical parameters. In most cases, the problems are related to non-compliance with technological procedures. The result is dampness, mould, or even faults in the wiring.

Sometimes there are also incorrectly installed windows and doors or crookedly laid floors or tiles. For the price at which the flats are sold, one would expect quality workmanship. However, the fault lies with many new owners of newly built flats who have found problems after moving in that greatly reduce the quality of their living. And how do developers deal with complaints? Mostly in a dismissive manner, because the client should have been acquainted with the state of the building before signing the purchase contract, which is a rather strange attitude for a new building – where else to expect quality if not in a new building? Therefore, don\’t mindlessly buy the first new apartment you like.
